What is a 4 Point Inspection and Which Pinellas Residents Need One?

A “4 Point Inspection” Is a more detailed inspection then what you receive through a normal home inspection and it focuses only on four main systems in a home: •HVAC (Heating, Ventilation and Air Conditioning) •Electrical wiring, panels and breakers •Plumbing connections, drains and fixtures •Roof A 4 Point Inspection and report describes the condition and age of these systems. Do I need a four point inspection? If you change insurance companies or, buy a home and the home is 25 years or older, you will most likely, be required by the insurance company, to provide a 4 Point Inspection prior to obtaining home owners insurance. The purpose of 4 Point Inspection is to insure that the systems inspected are in good working condition and that they will not be a liability to the insurance companies. For instance, a home with a roof nearing the end of its useful life may fail while under the policy and the homeowner may seek reimbursement from the insurance company for damages to the home or its contents. Similar concerns extend to the condition of the HVAC, electrical and plumbing systems in an older home. If any of the systems are in poor condition, or in need of being updated or replaced, the insurance company may require you to fix or replace the system prior to issuing the policy. Newer homes with newer systems, are assumed to not have as great a possibility of being a liability to the insurance companies so a Four Point Inspection is usually not required on newer homes.

Who pays for the Four Point Inspection?
